Premises

5 min read

Here you will find all the information you need if you rent premises or are looking for premises.

Our premises

We have premises for everything from shops and offices to associations and other activities. We also have premises for public services, for example senior housing, care homes, group homes and preschools. Our goal is to create a better Borås. We are therefore looking for businesses that best contribute to the development of our areas.

How to look for premises

Think through your needs first. We help you find the premises that suit your business best.

Four questions you can ask about your business:

  • What will the premises be used for?
  • How large do the premises need to be?
  • Which location suits your business best?
  • What is your budget?

Make an application

Make an application by writing down your needs in an e-mail. Send the e-mail to lokaler@bostaderiboras.se. We will contact you so that together we can find the right premises for your business.

Once we have found premises

  • We first book a viewing of the premises.
  • If the premises feel right, we discuss whether they need to be adapted.
  • If the premises feel right for you, we run a credit check on you and your company.
  • If your business is newly started, we want to see a business plan and a budget.

Time to sign an agreement

Once you have decided on the premises and we have approved you as a tenant, it is time to sign an agreement. When we draw up the agreement, we go through all the details and who is responsible for what. When both parties are satisfied, we sign the lease agreement together.

Questions and answers about premises

How do I pay the rent for my premises?

Pay by bankgiro from your internet bank. Use the OCR number you find at the bottom of your invoice. It also shows the amount you are to pay and our bankgiro number.

You can also use direct debit (autogiro) or e-invoice. Apply for payment by autogiro or e-invoice with Bostäder i Borås through your internet bank.

My agreement says my premises have a nine-month notice period. Can I leave the premises after nine months?

No. The lease term is the period you have agreed to rent the premises for. The notice period is the latest point before the end of the lease term at which you must give notice on the lease agreement. If you do not give notice before the notice period, the agreement continues according to its terms for extension.

Can I transfer my premises to someone else?

Yes, but there are rules.

Do I need to rewrite the agreement if I change from a sole trader to a limited company?

Yes. With a sole trader, it is you as a private individual who is the customer. Fill in the form Application to transfer a lease agreement for premises and we will help you with the rest.

Do I need insurance for my business?

Yes, you must have business insurance that includes property cover, business interruption cover and liability cover. The insurance should also cover damage caused to the windows, display windows, signs and entrance doors of the premises.

Can I put up a sign on the facade?

All signs on the facade must be approved by us. Signs over one (1) square metre also need planning permission. As the tenant, it is you who must apply for planning permission for your sign. Apply for planning permission after you have our approval.

If your premises have a display window, you can use it for marketing without any special permission.

Can I use the premises for something other than what was originally intended?

Not without our approval. We can approve a change if there are good reasons for it and you have held the premises for more than two years.

Can I change the layout of my premises?

Always check with us first to discuss your plans. Changes you or a contractor make must be approved by us in advance. The work must be carried out to a professional standard to be approved.

As the tenant, you may have to restore the premises when you move out if you have made changes specific to your business.

What should I think about when I am leaving the premises?

  • Once you have given notice on your premises, we may need to show them to prospective tenants. You must be able to open the premises for viewings throughout the notice period. If you are away or cannot be there, you must ask someone else to help.
  • Contact us for an inspection in good time before you move out. During the inspection we go through the premises together and assess their condition. We compare the condition of the premises from when you moved in to when you move out.
  • The premises must be returned with a move-out clean. A move-out clean means the premises are cleaned very thoroughly. If the premises have been cleaned poorly or not at all when you move, you risk having to pay compensation. Read the article When you move out to read more about move-out cleaning.
