When someone causes a disturbance
Here you will find everything you need to know if you experience something disturbing or something that makes you feel unsafe.

What can I report as a disturbance?
A disturbance is something that disturbs you as a tenant. It could be a loud party late at night, for example. But a disturbance is not only noise. It can also be things blocking the stairwell, badly parked cars or a feeling of insecurity.
Disturbances
- Very loud TV or stereo over a long period.
- A dog barking or making noise for long periods and often.
- Drilling or banging late in the evening.
- Loud, repeated shouting.
- Prolonged or recurring noise in the stairwell.
- Loud noise from a party.
- Furniture or other things that do not belong in the stairwell.
- Unknown people in the stairwell.
- A badly parked car in the courtyard or in your parking space.
What is not a disturbance?
When does the disturbance happen? How long does it last? How serious is it? All of this decides whether something is a disturbance or not. You have to expect a bit of noise when you live in an apartment. Be tolerant of your neighbours, because good neighbours also create a sense of security.
Not disturbances
- Normal sounds from the kitchen and bathroom, for example.
- Children playing during the day.
- A dog barking now and then.
- Normal sound from TV, radio and stereo.
- Smoke from cigarettes and water pipes in buildings where smoking is allowed.
- Moving furniture on the odd occasion.

How do I report a disturbance?
Start by talking to your neighbour. If the disturbances continue, or if you do not want to talk to your neighbour, report it to us.
You are always anonymous when you report a disturbance.
Crime or danger to life (around the clock)
Call the police on 114 14 if you think something criminal is happening or the situation feels threatening. Call 112 if it is an emergency.

After you have reported a disturbance
When we receive a disturbance report, we always contact the person causing it. We also assess the reported disturbance.
What is a confirmed disturbance?
When we receive a disturbance report, we or our security company look into it.
A confirmed disturbance is something our staff or security guards can hear, see or prove in some other way.
An unconfirmed disturbance is when our staff or security guards cannot see or hear the disturbance. It can also be when the disturbance cannot be traced. Sound can be perceived differently in an apartment building, and unconfirmed disturbances are not unusual.
Cost of a disturbance
If we can confirm the disturbance, we send an invoice for the call-out cost. The invoice goes to the person named on the lease agreement for the apartment the disturbance comes from.
Repeated disturbances
Anyone who disturbs their neighbours repeatedly can lose their lease agreement. But eviction is always the last resort. First we try to help the resident stop the disturbing behaviour. We do this together with Borås Stad.
Unconfirmed disturbance
If we receive many reports that cannot be confirmed, we start an investigation. We ask staff and neighbours whether something else may lie behind the reports.
