Would you like to grow your own vegetables, herbs or flowers? We have allotments in ten places in Borås, including Norrby, Hässleholmen, Hulta and Sjöbo. Some places also have raised bed planters.
The allotments are part of our work to create community and well-being in our areas. They are also a nice way to grow food for your home.
There is a queue for every area, but do get in touch at info@bostaderiboras.se if you are interested. If a lot of people want to take part, there is a chance we will expand our allotments.
Damage, scratch marks or stains on walls, doors or floors count as abnormal wear. So do scratches on the hob.
We let some of our apartments without using queue points. Perfect if you want to move quickly and skip the housing queue. Our apartments with no queue points are let in the order the applications come in.
So do you want to find a new home quickly and easily? See the apartments and look out for the "Poängfri" (no queue points) marking.

- Use an electric barbecue, but it is better to barbecue on the shared patios so that your neighbours are not bothered by smoke, smells and fumes.

What you MAY NOT do on your balcony or patio

There are three levels of certification:
- 3 stars means only that there must be somewhere to sit in the entrance. There may be changes in level, such as a half flight of stairs.
- 4 stars also means that there are grab rails, that you can reach the laundry room with a walking frame and that there are only small changes in level.
- 5 stars also means that there are no thresholds, that the kitchen and bathroom have enough space for a wheelchair and that you can reach the laundry room and storage unit by wheelchair as well. A car can be driven up to the entrance, and an accessible parking space can be rented.
In buildings with a bicycle room, you may need a separate key. Contact us on 033-44 20 00 to collect it.
Barbecue on the shared outdoor areas if you can, so your neighbours are not disturbed by smoke, smells and fumes.
Balcony
You may only use an electric barbecue on the balcony. Gas and charcoal barbecues are not allowed because of the fire risk.

If you think your apartment is worn and needs renovating, you can ask us to renovate it. Before we do anything, an inspector will visit you at home and make an assessment. Paint, wallpaper and flooring in our apartments should withstand normal wear for at least 12 years. Anything more worn or damaged than that is called abnormal wear.
If your apartment is judged to have abnormal wear, you are responsible for the renovation. You do not have to put abnormal wear right straight away, but it must be done before you move out. If you cannot, do not want to, or do not have time to do it yourself before you move out, we will do it at your expense.Read more about what we renovate and what you can do yourself in the article Renovating your apartment.

It is your responsibility to take out home contents insurance. Home contents insurance protects your home and your belongings. It also gives you travel cover, liability cover, legal cover and assault cover. Liability cover helps you if you cause damage to your rented home, for example.
Contact your insurance company for more information about what applies to you.The temperature in your apartment should be between 20 and 21 degrees. We keep it at no more than 21 degrees to reduce energy use.
- The heating is controlled automatically
The heating comes on when it is needed, whatever the season. - Why are the radiators cool?
Your radiators do not have to be warm all the time. When the room reaches 20 degrees, the thermostat shuts off the heat in the radiator. - Why is the radiator warmer at the top?
Our apartments are heated by water-borne heat. The hot water enters at the top of the radiator and cooler water flows out at the bottom. That is why a radiator is usually warmer at the top and cooler at the bottom.
If the radiator is only warm at the bottom, or if it sounds as though water is running inside it, it may need bleeding. If so, make a fault report in Boendeappen. - Do not block the heat
Large furniture and heavy curtains can stop the heat from spreading through the room. Make sure there are at least 10 centimetres between the radiators and your furniture. - Keep the vents open
The vents by your windows need to be open for the ventilation to work as it should. If they are closed or blocked, the indoor climate can deteriorate and the risk of damp and mould increases. - If the temperature is below 20 degrees
If the temperature in your apartment is below 20 degrees, make a fault report in Boendeappen. Before you report it, you need to measure the temperature in the right way. Watch our film on how to measure the temperature correctly.
See also Ventilation.

We inspect your apartment when you are moving out, or when you want to apply for a renovation.
Inspection when you move out
When you give notice on your apartment, we call you within 72 hours to book a time. We carry out the first inspection no later than two weeks after you have given notice.
When you move out we normally carry out two inspections:
- The first inspection: We check the condition of the apartment and go through anything you need to put right before you move out.
- The final inspection: We check that the apartment has been emptied and move-out cleaned, and that any points from the first inspection have been put right.
If you do not put the points right yourself, you pay for us to do it. You will find the cost of each point in your inspection report.
Do you live in a student apartment? Then we only carry out a final inspection.
Read more on the page When you move out.
Inspection before a renovation
Would you like us to renovate your apartment? Then one of our inspectors first needs to check the condition of the apartment and assess what needs doing.
You make your request in Boendeappen by creating a fault report and writing ”renovera” in the description. We then contact you to book a time.
Do you need to rebook an inspection?
Call us on 033-44 20 00.

If you damage your key, you have to pay for a new one. With IMD you can see and influence how much electricity and water you use.
How IMD works
With individual metering and billing, IMD, you pay for the water and/or the electricity you actually use. That means you can influence your own cost through how much you use.You pay your rent in advance, but water and electricity in arrears. Your use is metered every month and the cost appears on your next rent invoice.
When you move in
Your first charge for water and/or electricity comes during your second month as a tenant. You then pay for what you used during your first month. When you move out
Because water and electricity are paid in arrears, you get a final charge after you have moved. It comes the month after your move-out date and covers your use up to the day you moved out. Most of our apartments are connected to the Nätkraft Borås fibre network. Priority means you do not need as many queue points to get the apartment you want. If you have priority, you can be offered an apartment you have applied for even though you do not have the most queue points of everyone who applied.
To apply for priority you must:- Have an urgent need for a new home.
- Have a lease agreement with us.
- Have lived with us for at least a year.
- Have kept up your rent payments and have no other remarks against you.
- Have done everything you can to find a home on your own. That means you have not been able to find a new home through queue time in a housing queue or through a direct swap.
- Meet the requirements for either medical, social or financial priority.
Medical priority
You can be given medical priority if you have limited mobility. Limited mobility means a permanent physical disability that places special demands on the home. A doctor's certificate is required for medical priority.
If you need your home adapted, you must first apply for a certificate from an occupational therapist at Borås stad.
The priority applies only to the same area as you already live in, or an area considered equivalent in queue time.
Social priority
You can be given social priority if you are living with conflict, violence or threats. A certificate from family law services, social services, a women's refuge or a public authority is required for social priority. Overcrowding or simply being unhappy where you live are not accepted grounds for social priority.
The priority applies only to apartments of an equivalent size.
Financial priority
You can be given financial priority if you have become unemployed or your income has fallen markedly. You can also be given financial priority after a divorce or separation that has left you alone in a large and expensive apartment. A certificate is required for financial priority.
The priority applies only to the same area as you already live in, or an area considered equivalent in queue time. You may keep a dog, a cat, fish or birds in your apartment. But be considerate towards your neighbours.
Remember:
- Your pet must not disturb your neighbours.
- Think of people who are allergic to animals or afraid of them.
- You are responsible for picking up your animal's mess outdoors. That applies to both dogs and cats.
You may NOT keep venomous snakes or reptiles that could be dangerous to others.
If you want to keep a lot of pets in your apartment, you need special permission.Pool in the courtyard
For safety reasons, paddling pools are not allowed in the courtyard.
Pool on the patio
You may have a small paddling pool of up to 500 litres on your patio. Bear in mind the risk of water damage. If a leak damages the apartment, it is your responsibility.Under the Swedish Tenancy Act, you must report any pests in your apartment so that we can deal with them quickly. Rentokil takes care of all insects and pests affecting our buildings. It is free for you as a tenant to contact Rentokil and get help.

If you sublet all or part of your apartment, you may not charge a higher rent than you pay yourself, apart from certain permitted additions. This is called reasonable rent. If you charge too much rent, you risk losing your lease agreement.
Permitted additions and mark-ups
If you sublet your apartment furnished, you may add a mark-up of no more than 15 per cent of the rent. You may also add charges for things such as electricity and broadband. The additions may not be higher than your actual costs.
Read more about the rules for subletting.Sometimes we offer a temporary reduced rent on selected apartments. It means you pay less rent for a limited period, without having to do anything extra.
The reduced rent applies to both new and existing tenants in the homes concerned. We offer reduced rent so that more people discover the good apartments we currently have vacant.

Subletting means letting someone else live in your apartment for a limited period of time. Even if you let a friend or family member stay in your apartment without paying rent, it still counts as subletting.
You must always get our permission before subletting your apartment.
When two people swap homes with each other, it is called an apartment swap. The advantage of an apartment swap is that you do not need any queue points. You just need to find someone who has the apartment you want and who wants your apartment. For example, if you want a larger apartment, you can swap with someone who wants a smaller one.
The person you swap with does not have to live with us, but you must each hold a first-hand lease agreement.Your apartment storage unit always has the same number as your apartment. You are responsible for your storage unit from the day you move in until you move out.
Remember!- Lock your storage unit. Even if you keep nothing in it.
- You need your own padlock. This does not apply to buildings with lockable storage units.
- Remember that the storage unit must be emptied and cleaned when you move out.
- If you use someone else's storage unit, you pay for emptying and storing the contents
For us, sustainability is a natural part of our work. We are developing our buildings to make them more sustainable and energy efficient. In our annual and sustainability report you can read more about what we do.
Would you like to help too? Here are ten simple tips on how to save energy and water in your apartment. If you have individual metering and billing (IMD), you can lower your costs as well.
10 tips for saving energy and water at home1. Take shorter showers
Do not shower for longer than you need to. Turn the water off while you soap up and shampoo your hair.2. Do not let the tap run needlessly
Turn the water off while you brush your teeth or wash, for example.3. Report dripping taps and running toilets
Make a fault report in Boendeappen if a tap is dripping or a toilet is running. A running toilet can waste more than 1 000 litres of water a day. Even small leaks make a difference.4. Boil efficiently
Use a lid when you cook on the hob so that less heat is lost. A kettle is a good way to boil water.5. Air the rooms quickly
Air with a through draught for a short while. That brings in fresh air without cooling the walls and furniture.6. Do not block the heat
Avoid placing large furniture or heavy curtains in front of the radiators. Leave at least 10 centimetres between a radiator and the furniture so the heat can spread through the room.7. Defrost food in the fridge
Let frozen food thaw in the fridge. The fridge then makes use of the cold from the food and uses less energy.8. Keep the right temperature in the fridge and freezer
The right temperature is +4 degrees in the fridge and −18 degrees in the freezer.9. Defrost the freezer
Defrost the freezer when a lot of ice builds up. A freezer with thick layers of ice uses more energy than a defrosted one. Watch a film showing how to defrost the freezer10. Switch off electrical items you are not using
Switch off electronics that are not in use. With an extension lead with a switch, you can easily turn several appliances off at once. You can rent senior housing from the year you turn 65. Open window vents also matter for the best possible indoor environment. When they are open, all the air in your apartment is replaced every two hours.
Tips for a good indoor environment- Keep the vents open. Closed vents give poor indoor air, make it harder for the radiators to warm up and can cause mould.
- Make sure both the supply and extract vents are clean and free of dust.
- Leave the bathroom door open after a bath or shower.
- Leave the bathroom door open when you have done laundry or have clothes drying.
- When cooking, open a window as far from the kitchen as possible - that gives better airflow.
- In winter, air the apartment with a through draught for short spells. That works better than leaving one window slightly open for a long time.

Washing machine in your apartment or laundry room
With us you have access to a washing machine either in your apartment or in a shared laundry room. Our laundry rooms have modern machines that make it easy to get your washing clean. In some apartments it is possible to install your own washing machine. An installer first needs to check whether that is possible in your apartment.
To order a washing machine, make a fault report in Boendeappen. Write in the text box that you would like a washing machine. A washing machine as an optional extra means your rent goes up.
During hot summer days, the temperature inside your apartment can rise. Here are some tips to help keep your home cooler.
- Keep the sun out. Close your blinds or curtains to reduce the heat coming in through the windows.
- Open your windows when it's cooler outside. Let fresh air in during the evening or at night. If possible, open windows on opposite sides of your apartment to create a breeze.
- Keep air vents open. Make sure they're not blocked by furniture or other objects.
- Turn off electronics you're not using. Computers and other electrical devices can give off heat.
- Use a fan. It can help you feel cooler. A portable air conditioner can also help lower the room temperature.
