Bostäder i Borås begins this year's rent negotiations for 2025
Bostäder i Borås has begun negotiations on the 2025 rent increase with the Swedish Union of Tenants. The company has again chosen not to set a fixed percentage, but is instead seeking a solution based on a three-party agreement. The negotiations take account of both local costs such as electricity and maintenance and national factors such as interest rates and inflation, in order to reach a fair rent adjustment.
Bostäder i Borås will shortly begin this year's rent negotiations for the 2025 rent adjustments together with the Swedish Union of Tenants. This year too, the public housing company has chosen not to set a fixed percentage ahead of the negotiations. Instead the company is aiming for an open dialogue where all parties' costs and financial circumstances are taken into account.
- We understand that many tenants may feel worried about the coming rent adjustment, and we take that situation very seriously. Our task is to manage our properties and offer good homes for our tenants, says Madelen Svensson, head of finance at Bostäder i Borås.
Just as last year, Bostäder i Borås will follow the three-party agreement between the Swedish Union of Tenants, the Swedish Property Federation and Sveriges Allmännytta. The agreement, which runs until the end of 2026, means that the negotiations are based on a shared set of facts that takes account of both local and national conditions.
- With the three-party system we start from actual cost increases and find a joint agreement that is fair for everyone, Madelen Svensson explains.
The three-party agreement is built on five factors that are to be the starting point for the rent negotiations. Two of these concern local costs, such as electricity, heating, waste and maintenance, while the other three are national factors such as interest rates, GDP and inflation.
The negotiations for 2025 aim to find a balanced rent adjustment that secures both sustainable property management and a reasonable rent level for the tenants of Bostäder i Borås. As soon as the negotiations are concluded, all tenants will be informed about their new rent.

Facts about the three-party agreement:
The three-party agreement, concluded in 2022, runs until the end of 2026 and means that local parties are to start from jointly agreed economic factors in the annual rent negotiations. The negotiating model is based on five factors, two of which are local (electricity, heating, waste, maintenance) and three national (interest rates, GDP and inflation).
