Subletting
Do you want to sublet your apartment? Then you first need our approval. Here you can find out which reasons can give you the right to sublet, how to apply and what applies during the subletting.

How subletting works
Even if you lend your apartment to a friend or a relative without charging anything, it counts as subletting. You therefore always need our approval before someone else moves in and uses the apartment independently.
Important to know
- You are still responsible for the apartment. If the person living there disturbs the neighbours or causes damage, you can be held responsible.
- You are responsible for making sure the rent is paid. We recommend that your subtenant pays the rent to you and that you then pay us as usual.
- The person subletting cannot take over your lease when the subletting ends.
- You need our approval. If you sublet without permission, or give incorrect information in your application, you risk losing your lease.
- You may sublet for a maximum of one year at a time. How long you may sublet depends on your reason. If you want to continue after a year, you need to apply again.
- You may not charge too much rent. The rent must be reasonable, which means it has to follow the rules for subletting.
Reasonable rent
As a rule, you may not charge more rent than you pay yourself. If you sublet the apartment furnished, you may add a maximum of 15 per cent. You may also charge for things like electricity and broadband if they are included, but no more than they actually cost you.
If you charge too much rent, you risk losing your lease.
Before you sublet
There are a few things worth sorting out before someone else moves into your apartment.
- Write a list of furniture and belongings. If you sublet furnished, it is good to document what is in the apartment. Attach the list to the lease agreement.
- Decide what is included in the rent. Will the person renting be allowed to use your storage unit or your parking space? Write in the agreement what is included and whether anything costs extra.
- Note down which keys you hand over. Use the lease agreement to confirm which keys the person renting has received.
- Check your home insurance. Contact your insurance company and find out what applies when you sublet.
- Decide how long the subletting will last. Write the start and end dates in the lease agreement.
- Find someone who wants to rent. You are responsible for finding a subtenant yourself.

How to apply to sublet
Fill in and send in the form Application for subletting. You also need to attach a certificate showing why you want to sublet your apartment.
Which reasons can be approved for subletting?
To sublet your apartment, you need a valid reason. This is called significant reasons (beaktansvärda skäl).
Here are some examples, and the certificates you need to send with your application:
- Work or studies in another place. Send a certificate from your employer or your school.
- Military service. Send your call-up papers.
- Illness or injury. If you cannot live in the apartment because of illness or injury, you need a doctor's certificate.
- Trying out living together. Do you want to try living with a partner? Write provsammanboende in the application and give the name and personal identity number of your future partner. You may sublet for a maximum of six months for a trial cohabitation.
- Staying abroad. Are you going to live abroad for a longer period? Send a copy of your ticket and a receipt showing that it is paid.
If you are going to live abroad
Are you going to be abroad while you sublet your apartment? Then you need to fill in the form Power of attorney if you are abroad while subletting. In the power of attorney you state who may represent you while you are away. It cannot be the same person who sublets the apartment.
How long does it take to get a decision?
You normally get a decision within four weeks. To avoid delays, it is important that you fill in the application correctly and send all the certificates.
If your application is approved
Once we have approved your application, we invite you and the person who will rent the apartment to a meeting. There we go through what applies and help you draw up an agreement about the subletting.
If your application is not approved
If we say no, you can turn to the rent tribunal and apply for permission to sublet. The rent tribunal then decides whether you have the right to sublet the apartment.
