How home swaps work with us

A home swap is when two people swap homes with each other. The advantage of a home swap is that you do not need any queue points. You just have to find someone who has the home you want and who wants your apartment. For example, if you want a larger apartment, you can swap with someone who wants a smaller one.

  • The person you swap with does not have to live with us, but you must each have a first-hand lease.
  • Our service Bostadsbytet helps you find someone to swap with. Read more about Bostadsbytet further down.
  • Once you have found the right person, you must each send in an application for a home swap.

Important to know about home swaps

  • When the swap is complete, you and the person you swap with sign new leases for your apartments.
  • You cannot undo a swap.
  • Your points in our housing queue are reset after the swap.
  • After the swap, you may not apply for a new apartment with us for one (1) year. The time is counted from the move-in date on your new lease.

Rules for home swaps

  • You and the person you want to swap with must have held first-hand leases for your current homes for at least one (1) year.
  • The person you are swapping with must meet our letting requirements.
  • If the person you swap with does not live with us, we need references from their landlord.
  • If the person you swap with does not live with us, they must register with us so that we can run a credit check.
  • If you swap apartments without our approval, you will lose your lease. You will also lose your lease if you have given false information in your swap application.
  • Under the Swedish Tenancy Act, anyone who wants to swap apartments must have ”significant reasons” for the swap. In the application, both parties must therefore give a good reason for swapping; this is what is called ”beaktansvärda skäl”.

Examples of significant reasons for an apartment swap

  • You need a larger or a smaller apartment.
  • You need an apartment with a lower rent.
  • You need an apartment closer to your work.

Before we approve the swap, your apartment must be inspected and any damage repaired. Once that is done, a new lease is signed and the new tenant accepts the apartment in its current condition and takes over responsibility for it.

How long does it take?

It takes about six to eight weeks before you get a decision. To make sure it does not take longer, send in all the documents on time and fill them in correctly.

Swapping without approval

If you swap apartments without our approval, you will lose your lease. You will also lose your lease if you have given false information in your swap application.

Questions and answers

Do I have three months' notice if I already live with you and am moving to another apartment?

No, not if you are moving to another apartment with us. We then handle the notice on your current apartment for you.

Would you rather swap apartments directly with another tenant? In that case you agree between yourselves how and when to move.

You will find more information on our pages When you move in and When you move out.

I am about to sign an agreement - can my partner be on the lease too?

No, unfortunately not. For both of you to be on the lease, you need to have registered as co-applicants when you joined our housing queue.

Can I give my queue points to someone else?

No, queue points are personal. You cannot receive or give away queue points, not even to a family member.
